10 Mandolong Road
This house sits high on the hill overlooking Balmoral Beach. The brief was to do a total refurbishment and to maximise what could be saved of the existing structure. It was necessary to rearrange spaces for a young and energetic family with easy and comfortable access to the garden area and also to make the very best of a magnificent view from upstairs.
The house was in a very poor state. A bay window had been tacked onto the front facade with inferior materials and clumsy detail and the quality of the previous rear extension was quite dangerous with some floors build on joists lying flat on their sides!
The front of the house is now formal and elegant and the back, behind a large sliding aluminium framed glass door, is a modern north facing area which opens via two banks of sliding doors to the patio and grass immediately outside.
